Do I need CDA approval to build a house in Islamabad?
Yes. Any new house or building in Islamabad needs an approved building map before construction starts. In CDA sectors, approval comes from the CDA Building Control section; in private societies like DHA, Bahria Town and Gulberg, their own building-control office approves the map to their bye-laws. Building without approval risks fines and demolition.
What documents are needed for map approval?
- Ownership documents (allotment / transfer letter, file).
- Copy of owner's CNIC (or POA holder's).
- Architectural drawings (site plan, floor plans, elevations).
- Structural drawings and, where required, a soil report.
- Completed application form and fee challan.
How long does map approval take?
With a complete, bye-law-compliant drawing set, society approvals often take around 2–4 weeks and CDA typically longer. The biggest delays come from drawings that break setback or coverage rules — which is why getting the drawings right the first time matters most.
